- We will get you as much notice ahead of time as possible for any showing requests. However, keep in mind an agent cannot sell a home that they cannot show. So be as accommodating as possible with short notice appointments.
- Most showings will last from 10-20 minutes, but be prepared for up to an hour in the event the buyer is seriously interested and extra thorough.
- We always instruct our buyers to remove their shoes when they come in the house. However, it is a good idea to put a sign up that requests shoes be removed and to have a mat or rug for people to place their shoes on. And if possible, have a chair or a bench nearby for people to sit on.
- Buyers are much more comfortable when the seller is not present during showings.
- Research suggests it is very important that sellers keep any valuables (i.e., jewelry, money, collectables, etc.), any personal information that might include I.D.’s, account numbers, etc., any prescription medications and any weapons (especially firearms) secured and out of sight.
- Animals can be a big turn off for buyers. Take them with you or have them kenneled in the garage or some other out of the way area.
- Make sure all buildings are accessible.
- A home that is properly staged is essentially ready for a showing. However, doing any last minute picking up, putting music on low, starting a fire in the fireplace, and turning on lights everywhere prior to an appointment are good policies. And, don’t forget our checklist suggestions about leaving the home with a pleasant aroma.
